Sawtell: Salt Air, Good Coffee and a Property Market That Doesn't Muck Around

Ahh, Sawtell. Beach at one end, café strip in the middle, and a village vibe that somehow survives despite everyone wanting a piece of it.

If you've spent any time on the Coffs Coast, you'll know why Sawtell has such a loyal following. North Beach and Sawtell Beach are right on the doorstep, First Avenue's café and dining scene punches well above its weight for a town this size, and there's a genuine community feel that's getting harder to find. Add in the Sawtell Hotel beer garden, the golf course, and a five-minute run into Toormina Gardens or Coffs Harbour for everything else, and it's easy to see the appeal.

The catch? Everyone else has worked this out too.

What's Actually Happening in the Sawtell Market

Sawtell is a small, tightly held pocket — and the numbers back that up. Last month there were just 25 properties for sale and 19 for rent across the whole suburb. That's not a typo. When a suburb this popular has that few listings, competition for the good ones is fierce.

Over the past year, median prices have sat around:

  • Houses: $1,280,000
  • Units: $702,500

That house median puts Sawtell well ahead of the wider Coffs Harbour area, which makes sense — beachside villages with a genuine main street rarely come cheap anywhere on the East Coast.

Annual growth has been more moderate lately, at 3.9% for houses and 0.7% for units, so it's not the runaway market it was a couple of years ago. Worth keeping in mind if you're weighing up buying now versus waiting — every market moves in cycles, and past growth is no guarantee of what happens next.

For those eyeing it as an investment rather than a home, the numbers still stack up reasonably well:

  • Houses: renting around $705 per week, for a rental yield of roughly 3.6%
  • Units: renting around $520 per week, for a rental yield of roughly 4.6%

Units are the stronger yield play here, which tracks — lower entry price, strong rental demand from people who want the Sawtell lifestyle without the beachside house price tag.

What This Means If You're Financing a Purchase

A market this tight changes the way you need to approach finance. When there are only a handful of comparable sales and a short list of active listings, valuations can be trickier, and pre-approval speed matters more — good properties in Sawtell don't hang around waiting for paperwork.

It's also a market where unit and house buyers are playing quite different games. If you're chasing yield, units are worth a serious look. If you're after the lifestyle (and don't mind the price tag), houses remain the drawcard, even with growth cooling off.

Whatever you're chasing, understanding your borrowing power before you start looking is the smart move — especially somewhere as competitive as Sawtell, where you want to be the buyer who can move fast, not the one still waiting on a bank.

Thinking about Sawtell? Let's crunch the numbers together and find out what's actually possible. Your new home (or investment) by the beach — it starts here.
